Why we do not high-pressure wash your walls
A pressure washer designed for concrete is the wrong tool for most of what is on the outside of your house. High pressure can strip paint, scar the finish coat on stucco, wash out old mortar, and push water behind siding and around window seals, where it can sit in the wall. A wash that costs a few hundred dollars can turn into a repair that costs far more. Fiber-cement makers such as James Hardie tell homeowners to use low pressure and a soft brush, and to avoid acid, and improper cleaning can affect warranty coverage.
So our default is low pressure and a solution that breaks down algae, mildew and grime. The chemistry does the work and the water carries it away.
Method by surface
Vinyl and painted siding
Soft wash from the top down, rinsed gently. We avoid spraying up into laps and around windows and doors.
Fiber cement (Hardie-style)
Low pressure, wide fan tip, soft brush where needed, and distance from the wall. Manufacturer guidance is under about 1,500 psi and no acid.
Stucco
Soft wash only. High pressure can strip the finish coat and drive water behind the cladding.
Brick
Soft wash or light pressure. Mortar is the weak point, so we keep away from joints and test a small area first.
Limestone and stone veneer
Round Rock sits where Blackland Prairie clay meets limestone terrain, and stone fronts are common here. Limestone suppliers advise staying under about 1,200 psi. We use less, and no acid on veneer.
Trim, doors and soffits
Wiped or rinsed at low pressure. Soffit vents and light fixtures are shielded from direct spray.
What gets removed, and what might not
- Algae and mildew: the green and gray growth, usually heaviest on shaded sides. This is what soft washing does best.
- Pollen and dust film: cedar pollen runs roughly mid-December to mid-February, oak from March through May, and pecan peaks late April to early May. It all washes off.
- Hard-water spotting: Round Rock city water averages about 14.5 grains per gallon, and sprinklers that hit a wall leave white mineral marks. These often lift, but marks that have etched glass may not.
- Rust streaks: irrigation overspray can leave rust stains. We can lighten many, but old rust may not come out completely, and we tell you before we start.
- Efflorescence: white salt deposits on brick or stone come from moisture moving through the masonry. We brush and rinse gently, and fixing the moisture source is what stops it returning.

How the visit works
- Photos or a short visit. We look at material, condition and access, then send a written quote.
- Prep. We cover or avoid delicate plants, wet them down, and check that windows and doors are closed. Please close windows and move cars, grills and furniture away from the walls.
- Soft wash. Solution goes on, dwells for the time the surface needs, then we rinse from the top down.
- Rinse plants and check. We flush landscaping and walk the whole house for missed spots.
- Your walk-around. If we missed something, tell us within 7 days and we return and fix it at no charge.
We work to keep wash water out of storm drains. Round Rock allows residential washing on your assigned watering day and always prohibits water waste, and we do not leave water running.
How long it lasts and when to book
Most homes need a wash about once a year. Shaded north-facing walls, homes under oaks and houses near sprinkler spray look dirty sooner. Cedar pollen season runs mid-December to mid-February, so a wash in the middle of it gets re-coated quickly. Late spring, after oak and pecan drop, and early fall are the best windows.
