Why roofs are soft washed, not pressure washed
The Asphalt Roofing Manufacturers Association (ARMA), which speaks for shingle makers, says not to high-pressure wash or scrub asphalt shingles. High pressure can knock the protective granules off, shorten the roof’s life and, in some cases, cause problems with manufacturer warranties. Consumer guidance says the same about composition roofing, and climbing a ladder with a pressure wand adds a fall risk on top.
ARMA recommends a gentle algae-killing solution applied at low pressure and rinsed gently. That is what soft washing is. The solution does the cleaning, the water only carries it off, and we never scrub the surface.
What the streaks are
The black or dark streaks on roofs in warm, humid climates are widely attributed to a cyanobacteria called Gloeocapsa magma. It thrives in warm, humid weather and spreads downslope with rain, which is why streaks run in lines. It tends to show first on shaded planes. Moss and lichen are different growths that need more care, and we assess them when we see the roof.
Honest limits
Roof cleaning is not a repair. If your shingles are worn, cracked, curling or bruised, cleaning cannot fix that, and we will not clean a roof that cannot take it.
- Hail history matters. A hailstorm on Sept. 24, 2023 hit Round Rock and Georgetown with hail up to 4 inches. If your roof was hit and has not been inspected, get a roofer’s opinion first. Cleaning does not replace an inspection, and washing a roof with exposed or missing granules can make it worse.

How the visit works
- Photos first. Send photos of each roof plane, including any hail repair. We quote in writing from those, or after a short visit.
- Condition check. We look at the shingles before cleaning. If they are not fit to wash, we say so and do not proceed.
- Protect the property. We wet and cover plants, and ask you to close windows and move anything away from the walls.
- Apply and dwell. Solution goes on at low pressure and sits for the time the roof needs.
- Gentle rinse. Roof, gutters and plants are rinsed. Streaks continue to fade over the next days or weeks as the roof dries and rain falls.
We work to keep wash water out of storm drains, and we do not leave water running.
How long it lasts and when to book
How long a cleaned roof stays clear depends on humidity, shade and overhanging trees, and ARMA notes that results are temporary.
