Soft wash house washing for Cedar Park homes

What we are removing from Cedar Park siding
- Pollen film. Cedar pollen peaks in mid-January and oak peaks in April. Pollen alone usually rinses off, but it settles into dust and mildew and leaves the wall looking dull and green-tinted.
- Mildew and algae. Shaded north and east walls and the area under trees stay damp longest. Green and black growth shows up there first.
- Hard-water spots. Sprinkler overspray leaves white mineral spotting on lower walls, windows, and garage doors. Light spotting usually lifts. Etched glass may not.
- Dirt splash. Rain kicks soil and mulch onto the bottom two feet of siding.
Match the method to the wall
| Surface | How we wash it | Why |
|---|---|---|
| Stucco | Soft wash, low pressure rinse | High pressure can strip the finish and push water behind it |
| Fiber-cement (Hardie type) | Soft brush, under about 1,500 psi, wide fan tip, no acid | Follows the maker’s cleaning guidance |
| Brick | Soft wash and light rinse | Mortar joints are the weak point |
| Limestone and stone veneer | Low pressure, gentle cleaner, test spot first | Suppliers advise staying around 1,200 psi or less on natural limestone, and no acid on veneer |
| Vinyl and painted wood | Soft wash | Prevents forced water behind laps and peeling paint |
How the visit goes
- Photos and quote. Send pictures of every side and your address. We send a written quote. For large or heavily stained homes we may suggest a quick look first.
- Prep. We wet plants, check windows and seals, and note any cracks or loose caulk before we start. Close windows and move cars and pet bowls.
- Apply and dwell. A cleaner suited to your siding goes on at low pressure and sits long enough to work, so we are not scrubbing with force.
- Rinse. We rinse from the top down, keeping wash water out of storm drains where we can.
- Walkaround. We check the result with you. Anything missed within 7 days, we return and fix at no charge.
Cost and timing
House washing is quoted by the home. Two-story and large homes cost more, and heavy mildew or stone work can move the price. Final price confirmed in writing before we start. See our full house washing page and the pricing page.
For the longest-lasting result, we suggest late spring after oak and pecan drop, or early fall. Washing during peak cedar season can mean a yellow film again within days. Roof streaks are a separate job; see roof soft washing.
Common questions
How often should I wash my house in Cedar Park?
Most homes do well once every year or two. Shaded, tree-heavy lots may want it yearly. Homes with little shade and few sprinklers hitting the walls can go longer. If green growth is back within months, we will tell you what is feeding it.
Is it safe for my stucco?
Yes with soft wash. We do not use high pressure on stucco. We also check for cracks first and tell you beforehand if water could get behind the finish.
Will you remove the white spots on my walls?
Often, yes. Spots from sprinkler overspray are mineral deposits and usually lift. If the surface is etched, it may lighten but not vanish, and we tell you that before we start.
Can you wash my roof at the same visit?
We can quote both together. Roofs are soft washed only, because shingle makers advise against high-pressure washing.
