HOA and Commercial Pressure Washing in Round Rock
Common areas, storefronts and sidewalks cleaned on your schedule, with a free site walk.
Pressure washing for HOAs, property managers and business owners
Common areas show wear first, and residents notice. Mildew on sidewalks, stained monument signs, grease at dumpster pads and dull storefronts all read as neglect. We handle the cleaning on a schedule that does not disrupt residents or customers, with a written bid you can take to a board or owner.
Every site is different, so pricing is custom. The first step is a free site walk where we look at surfaces, access, water and timing, then send a written proposal.

What we clean
Sidewalks and walkways
Community sidewalks, trails and entry paths. Mildew and algae are slip hazards as well as eyesores.
Monument signs and entry walls
Stone, stucco and painted surfaces cleaned by a method that matches the material, not one setting for everything.
Clubhouses and amenity buildings
Siding, stucco and masonry washed with soft wash methods, plus patios, pool decks and covered areas.
Dumpster pads and trash enclosures
Grease and residue treated and rinsed, with wash water managed and kept out of storm drains where we can.
Storefronts and shopping center walks
Entry slabs, curbs and sidewalks cleaned before opening or after close.
Parking areas and drive lanes
Oil spots, drips and heavy traffic lanes treated and rinsed.
How we work with a board or manager
- Site walk (free). We walk the property with you or your manager, note surfaces and problem spots, and ask about water access, off-limits areas and timing.
- Written proposal. A clear scope, price and schedule. You see what is included before anything starts.
- Scheduling. We can work early mornings, evenings or weekends to stay out of the way of residents and customers.
- Service. The right method for each surface, with signs and cones where needed to protect foot traffic.
- Walkthrough and follow-up. We review the work with you. If we missed something, tell us within 7 days and we come back and fix it at no charge.
Contracts, recurring service and documentation
You can book a one-time cleaning, a seasonal service, or a recurring schedule. Recurring work usually makes sense for entry areas, sidewalks and amenity centers that get the most traffic. We give each proposal in writing and keep the terms plain: scope, frequency, price and what is not included.
- Certificate of insurance: we are insured, and a certificate is available on request, with your organization named as certificate holder if your agreement requires it.
- Scope in writing: every area, every surface, every visit.
- Before and after records: available on request, which is useful when a board needs to show completed work.
When a violation notice is part of the picture
If an HOA has sent a homeowner a notice about mildew, a dirty driveway or discolored siding, cleaning is often the fastest way to resolve it. Texas HOA violation notices must state a cure period, so check the notice for the deadline and book early. For homeowners, our house washing and driveway cleaning are the usual fixes. For boards that want to head off notices, scheduled common-area cleaning is the proactive version. We cannot give legal advice or promise a legal outcome; we can get the surface clean. Our notes on HOA exterior standards in Round Rock explain what typically comes up.
Communities we know
We work across Round Rock communities, including Teravista and Stone Oak, and in the surrounding cities on our service area page. We do not assume your community’s rules. We ask for the standards you need to meet and work to them.
Method, water and safety
Hard surfaces such as concrete and sidewalks get a surface cleaner for an even finish. Painted, stucco and masonry surfaces get soft wash methods. Manufacturers of shingles, fiber cement and natural stone advise against high-pressure washing their products, and we follow that on buildings. Round Rock allows residential pressure washing on assigned watering days and prohibits water waste at all times. We use only the water the job needs and work to keep wash water out of storm drains.
Some stains, such as old rust, deep oil and etched concrete, may lighten but not vanish. We say so during the site walk, before work starts, and put it in the proposal.
Cost
HOA and commercial work is priced by the site: square footage, surface types, access, water availability, traffic and schedule. There is no flat starting price, which is why the site walk is free. Residential pricing is on our pricing page. Final price confirmed in writing before we start.
Commercial and HOA questions
Is the site walk really free?
Yes. We walk the property, note surfaces and access, and send a written proposal. There is no charge and no obligation. If you only need a quick price, photos and a short list of areas often work.
Can you work outside business hours?
Yes. Early mornings, evenings and weekends are common for storefronts, clubhouses and entry areas. We schedule around opening hours, events and resident traffic, and confirm the plan in the proposal.
Do you provide a certificate of insurance?
We are insured, and a certificate is available on request. If your agreement requires your HOA or company to be named as certificate holder, tell us during the site walk and we handle it.
Do you offer recurring service?
Yes. Many entry areas and sidewalks do best on a seasonal or recurring schedule. We write the frequency, scope and price into the proposal, so you know exactly what each visit covers.
What if a homeowner got a violation notice?
Check the notice for the cure period, then book as early as you can. We clean the surface named in the notice. We cannot give legal advice, but we can document the finished work with photos on request.
Do you handle dumpster pads?
Yes. We treat grease and residue, rinse, and manage wash water so it does not run into storm drains where we can control it. Tell us about access and trash pickup days so we can schedule around them.
